FAQ Series: How Do I Compute Monthly Amortization?

How to compute:

Multiply loan amount by factor rate depending on loan term. It is assumed that each of the following is true:

  1. Age does not exceed 70 at the end of loan term.
  2. up to 300k loan=6%; to 500k=7%; to 1M=10.5%; to 2M=11.5%

Loan Amount ranges from 70-80% of the total contract price so if you will have a 1M loan, that means you will base your computation under the 10.5% column.

Example: Loan=1M, term=5 years. Multiply 1M by 0.021494 and you get 21,494/month.

Government workers laud new Pag-IBIG housing loan rates

The Philippine Government Employees Association (PGEA) hailed the Pag-IBIG Fund’s latest cuts in housing loan interest rates as a “revolutionary move that will benefit government workers in the lower salary grades.”

PGEA President Esperanza Ocampo said that with the new interest rates, “even those who have never considered themselves capable of buying a house before will have the chance to become homeowners.”

Pag-IBIG reduced its interest rate to only 6% per annum for loans up to P300,000 and 7% for loans up to P500,000. Previous interest rates for these loan packages were 9% and 10%, respectively.

Under the new rates, the monthly amortization amounts to only P1,798.65 for loans worth P300,000 and P3,326.51 for loans worth P500,000.

“This kind of opportunity has never been available to government employees before. Even with loans from government institutions, most of them still could not afford the monthly amortizations with their salaries,” Ocampo said.

“Homeownership is now a very realistic option, considering that the amortizations are even lower than the average house rental,” she added.

A government utility worker earning P6,039 a month can now afford a P300,000 Pag-IBIG housing loan, while a public school teacher earning P10,000 can afford the P500,000 package.

The Fund’s Board of Trustees, chaired by Vice President Noli de Castro, approved the new rates last week.

The Pag-IBIG management proposed the new interest rate structure upon De Castro’s instructions to give better access to housing loans for employees who cannot afford to borrow from banks with their current income.

Ocampo commended the Vice President, who concurrently chairs the Housing and Urban Development Coordinating Council (HUDCC), “for his passionate resolve to focus on the housing needs of low-income workers nationwide.”

“This is a great non-wage benefit, and a wonderful Christmas gift for government workers,” she said. (END)

News: PAGIBIG Upped the Age Limit


Now, PAGIBIG has upped the age limit for housing loan. Maximum now is 70 instead of only 65. So for those 59, you can still get a housing loan which you can pay off in 10 years (less 1 year assuming you're stretching the downpayment for 1 year).

FAQ Series: What Is The Difference Between End Unit and Corner Unit?

Take a look at this map which is of St. Joseph Village 10, Phase 2 where rowhouses named Sampaguita are meant to be.

Now, look for Block 11, which is at the upper right hand corner. There are 60 units. There are 10 sets of rowhouses. Five sets facing road lot 12 and five facing road lot 13. Lots 1, 30, 31 and 60 are corner units. Lots 6, 7, 12, 13, 18, 19, 24, 25, and those immediately their opposites...are all end units. Between 2 end units, like lots 6 and 7, there is a pathway where you can pass through. So, it's like a corner unit, but it's not. Corners are those at the very ends of the block.

If you will also notice, there are numbers 40 and 60 inside the unit. That is the lot area. Corners generally have irregular lot cuts while the inner (or regular) unit and the end unit will stay as planned.

Who Wants to be a Referral Agent (RA)?

Who can be a Referral Agent?

Pinoy or Pinay anywhere in the globe. As long as nakatungtong pa sa Mother Earth at wala sa Mars o sa Pluto o kung saan mang lupalop pa ng universe.

What is the job description of a Referral Agent?
Let the prospect/buyer fill up the Assessment Form and put the RA's name down below where it says 'Referred By' so if the buyer fully buys, credited sa RA na yun ang Referral Fee (RF). Syempre may pa-nudge-nudge din ng RA sa buyer since most likely K nya yun (kaibigan, kamag-anak, kaklase, kasosyo, kaaway dati, etc.).

How much will an RA earn?
Well it depends, syempre, kung ano ang binili. Below is the list (so far) ng RF in Philippine Pesos:

How will it be given to the RA?
Depende. Pwedeng ipadala ko sa kamag-anak dito locally (since most likely out of the country ang RA), or, ipunin sa akin at wait ko ang pagbalik ng RA dito para sya mismo ang makatanggap. If I send it to whomever, kaltas ang sending fee ha. Pwede ring ipambili na lang ng load dito tsaka ko ipadadala ang load sa roaming number.

What I can see kasi is this: halimbawa may isang buyer from Philadelphia at nakita na si Reyna Elena pala ay official RA dito at magkalapit lang sila, actually, magkaibigan pa pala...so, you know, business works better kung may face diba? Dahil ka-K mo sya, pagdating dito sa Pinas, ako lang ang hahanapin nya. E di may kita ka.

May isa pa akong request: on an UNLINED paper (white bond will do), write with a PEN (not pencil) on a SMOOTH surface (hindi yung magaspang na magugulo sulat ha), write what you expect from this program in the next 5 years. Then sign it with your official signature (yung ginagamit mo sa ID or legal docs). The more sentences, the better. And WRITE AS NORMALLY AS YOU WOULD IN script at hindi PRINT. Don't even try to make it beautiful kung tingin mo pangit sulat mo. Ok? Then scan at 300 dpi at 100% scale. Send mo rin syempre.

At bakit ko naman request yan??? Kasi, nakikita ko ang tunay na kulay ng tao sa handwriting. Gusto mo, sabihin ko pa sa yo analysis ko e. Libre! ;) Iba-iba ang tao, iba-iba rin ang level of patience, wit, emotion, etc...it's the best application form na makikita ko because I can see through.

Isa pa...Can a buyer be an RA?
Pwede rin, as long as nag-send din ng application form pati yung handwriting specimen.

O, meron pa isa...BONUS!
If the buyer reserves within 30 days from filling up the Assessment Form, may additional na 25% ng referral fee ang matatanggap ng RA. So kung Santorina Complete na 7k ang RF, magiging 8,750 na yun. Ok ba yun?

Another issue pala...if you don't want to be posted, ok lang din, pero need pa rin na padala ka ng pic. Ang drawback lang nyan, pag may ibang naka-post sa area mo, at may nakakitang buyer na hot na hot maka-contact ng RA nearby, at may RA na iba nearby, naturally, sya ang mako-contact, diba? Sayang din...
