When You Buy A House, You First Buy The Location

You can always change or remodel a house but you can never change your location where you bought your house.

It's also true with choosing a big lot over a smaller one. If you can afford a larger lot, go for it. You cannot make a small lot larger but a big lot can be halved to make two smaller lots.

I was checking on Austin, Texas for Austin New Homes. Why would I want to buy a house there (if ever)? I found my answer at http://www.bestaustinbuilders.com. (When I hear 'Texas', all I imagine is heat and a twang. But I see that can be overcome.)

The first that I learned is Austin, Texas is the "live music capital of the world." So if you love live music, you'll love Austin. A city full of life and energy, it is a home for the young at heart. A home to a complex group of people like musicians, entrepreneurs, businessmen, politicians and students blend into the Austin landscape.

In 1846, Austin became the state capital of Texas as the state was admitted as the 28th; the largest city in the state of Texas and the 16th most populous city in the USA.

Located in Central Texas Hill Country, the city is around 230 miles from Mexico. It is 192 miles from Dallas to its north, 79 miles from San Antonio to its south, and 162 miles from Houston to its southeast.

Austin is a city that is steeped in the campus culture. There’s music, restaurants, barbeques and technology, all seamlessly blended into the Austin way of life. It’s a city that pulsates to every beat. It’s a city that rocks, jives and lives life to the fullest.

Attractions:

Blanton Museum of Art
is undoubtedly the largest university art museum with over 17,000 exhibits that range from priceless antiques to contemporary works of art. They include American, Latin American, and European art work from across the ages.

Austin City Limits is one of the most popular live music programs airing on public television. It started out primarily hosting country acts, but it now hosts musicians from every genre. Some of the more famous performers at Austin City Limits include Tracy Chapman, the Pixies, Sheryl Crow, BB King, and Hank Williams Jr.

Texas State Capitol was completed in 1888, this grand, red-granite edifice, built in the renaissance style holds pride of place as the nation's largest state capitol. The Capitol can be seen from any part of the city and is named to the National Register of Historic Places.

Austin Museum of Art at Laguna Gloria. If you want to dwell deep into the life and times of 20th centaury artists, then, this place is a must-see for you. Housed in a quaint 1916 villa, the museum showcases Austin artists like Robert Rauschenberg, Chuck Close, and Ed Ruscha. Past exhibits include the art of Dr. Seuss and the photography of Annie Leibovitz.

Barton Springs Pool is a swimming pool that is fed by a natural spring. The water maintains a year-round temperature of about 68 degrees, and bubbles up at the rate of 27 million gallons a day. The pool is surrounded by lovely pecan trees and is a great place to relax, rejuvenate your body and soul.

O. Henry Museum dedicated to the famous 19th century short-story writer William Sydney Porter, who lived in Austin and took the nom de plume, O. Henry. The museum houses memorabilia that gives us a better idea of his lives and times.

Bats of Congress . The Avenue Bridge is home to over a million-and-a-half free-tail bats between March and November each year. These bats come out in the darkness to catch insects nightly. It's an awe-inspiring sight with the sky filled with these dark creatures and the ominous sounds of flapping wings. You can find a large number of them flying around in search of food at around 8:30pm.

Zilker Botanical Garden is situated on 31 acres within the Zilker Metropolitan Park. These lovely gardens are located on the Colorado River and include attractions like a rose garden, a cacti and succulent garden, a xeriscape garden, and the Tanaguchi Oriental Garden. The garden hosts the Zilker Garden Festival in early April, each year.

Town Lake Metropolitan Park is a popular destination for hikers, joggers, cyclists, and nature lovers. This park is a vast expanse of lovely gardens and tall trees. Located along the Colorado River from Tom Miller Dam to US Highway 183, the park has a pool that is in great demand during holidays. The park also features outdoor concerts on its southern shore, including Austin's annual July Fourth Pops Concert.

Where can you shop?

One of the buying factors to consider is the accessibility of shopping malls, grocery stores and markets. In Austin, I think that's no problem at all...

Arboretum at Great Hills is one of the hippest shopping destinations in Texas, Arboretum is an upscale, open–air shopping hub which features some hot brand names like Banana Republic, Express, Pottery Barn, The Sharper Image, and Tommy Bahama. Arboretum is a place to hang out for the whole day and shop at leisure. The center includes a playground, restaurants, park areas, and a movie theater is also located nearby.

Barton Creek Square Mall is the city’s largest mall and you can find almost anything and everything you need, right here. The mall looks stunning with a beautiful a wood and tiles interior. The mall houses some very fine brands including Eddie Bauer, Sephora, Crabtree & Evelyn, Williams-Sonoma, Coach, Sigrid Olsen, and Talbots. Anchor stores in the mall include Dillard's, Sears, JCPenney, Macy's, and Nordstrom.

Lakeline Mall is a great place to shop till you drop (also). With 150-plus stores, you are surely spoilt for choice in this place. Anchors like Macy's, JCPenney, Sears, and Dillard's and a host of other branded outlets like Bombay Company, Victoria's Secret, T.J. Maxx, Old Navy, American Eagle Outfitters and Charlotte Russe keep shopper’s happy for hours. A nine-screen theater and several restaurants are available for those who want to just relax and unwind, especially for husbands who are waiting for their wives who are shopping.

Highland Mall has a stylish and sophisticated appeal to it. The anchor stores include Macy's and separate Dillard's venues for men and women. Gap, J. Crew, Wet Seal, and Banana Republic, Bath & Body Works, Aveda, B. Dalton, Discovery Channel Store, and Sunglass Hut are some of the popular chain stores that are housed in the Highland Mall. An upper-level food court offers you delicacies from all parts of the globe. Could they have bagoong from the Philippines?

Renaissance Market. If you want to collect trinkets to take back home as a souvenir, then, head right to the Renaissance Market. Over 90 vendors hawk goods they've created themselves including crafts and artwork of myriad colors and designs. The vendors are licensed by a board, so you don’t have to worry about the quality of the goods, sold over here. You can find everything from jewelry and apparels to candles and pottery, here. As Filipinos are great makers of such, maybe I can establish some business in the craft world in Austin.

Austin Farmers' Market. If you want to bite into a fresh, juicy apple or buy some home-grown veggies for dinner, then, head to this downtown market. Supplies come from farms within 150 miles of the city, and include vegetables, fruits, honey, cut flowers, breads and plenty of other stuff. The farm also hosts special activities for kids, live music, cooking demonstrations, etc.

Round Rock Premium Outlets. If you are a die-hard bargain hunter (as a Filipino, yes, I am!), then, this place is paradise for you. You get the best deals on designer brands like Calvin Klein, Burberry, BCBG Max Azria, Cole Haan, Coach, Swarovski, and Calphalon, right here. At any time of the day, you will see a large number of people raiding the shelves of quality goods at reduced prices.

SoCo, or South Congress Avenue. Sure enough, the bats at Congress Avenue Bridge will thrill you…but SoCo offers you much much, more. The Avenue is now a trendy shopping hotspot with boutiques, galleries, restaurants, thrift stores, coffee shops and music clubs.

West Sixth Street is well-known for its rich and vibrant nightlife; it has numerous shops that offers art, antiques, specialty items, and many trinkets. There are several restaurants and cafes that are crowded for most part of the day. Finding a place to park could be a problem during peak shopping hours, though.

Hospitals and schools are everywhere. If you are just for a visit, there are hotels everywhere as well...why not go for an ocular inspection? :)

Things To Consider When Buying A New Home

Dallas Fort Worth Homes is a must-start when you're looking into settling in that area. You can do a search for what type of house you are looking for and it will give you a result based on your criteria. You can choose from a single family home, multiple family home, luxury home,

You can either find your dream home, or, you can find your builder. You can do a search by location, type of home, and you even have the option to include how many bedrooms and how big the floor area is in sq.ft. (here in the Philippines, our standard is sqm.).

There is also a Google Map to start with if you wish with the streets and landmarks pointed out.

If you're building, there are several builders features, all within Dallas Fort Worth.

What took my notice, though, is the buyer resources explaining loans and mortgages, steps to owning a custom home, things to consider when buying a new home, and how to purchase your dream house without a glitch. (Don't tell me nor Dallas Fort Worth Homes you were not warned or tipped. We only want the best for buyers because the result will also be the best for us sellers. If the buyer is satisfied, the seller is on its way to satisfaction also.)

The concept is pretty much the same here except for the figures, but especially for the things to consider when buying a new home, I can say I agree perfectly.

With me, the process is to fill up the Assessment Form. That's for me to be able to help you best according to your needs under your financial capacity. Sometimes buyers are just excited they forget what they are choosing is beyond their capacity.

Several Good News and One Bad News

Good news #1: Pagibig rates got lower again effective yesterday, June 27, 2007. Loans above 300k but lower than 750k is 7%. It used to be up to 500k only. Loans above 700k is 10.5%. No more 11.5%.

What does this mean? Lower monthly amortization. If your 2M loan used to be 19,996.80 for 30 years, at today's rate, it will only be 18,294. That's around 1.7k difference!

For those with 750k loan, it used to be 6,860.25 for 30 years; now it's only 4,989.83. That's almost 1.9k savings!

It seems that VP Noli de Castro will be running for the next presidential election...if he's doing our fellow citizens a favor by easing housing privileges, why not? Housing is a NEED and we still have 4M housing backlog (families in need of a house) and most are within NCR.

Good News #2: Discounts until June 30, 2007 for St. Joseph Village projects

5000 discount off the TCP for all Sofiah and Sentossa models at SJV9
5000 discount off the TCP for Parklea at SJV10

Good News #3: I've taken pics yesterday of house models in SJV7 and 8 in Cabuyao and Laguna Buenavista in Calamba. It is currently being uploaded and I'll post the link as soon as it's done.

Bad News: Price increase on all PA Alvarez projects (St. Joseph Village and Laguna Buenavista) effective July 1, 2007. New pricelist is not yet available but the increase is assumed to be between 3% to 7%.

Good News #4: Reservations for PA Alvarez projects will be entertained up to 11:00 PM, June 30, 2007. You must bring the 3 initial documents: valid ID, May 1-31 payslips, May Meralco bill (even if it's not in the buyer's name; the address is what's important), and the reservation fee.

For OFWs or buyers out of the country, your Atty-in-Fact (who will transact in your behalf) will need to present his/her ID as well. In that case, you need to send your passport copy too which you can scan and email to me at cecile_cinco@yahoo.com. Also, it is your Contract of Employment reflecting your income/payrate, written/translated in English that you have to scan and send to my email as well.

In case you do not have anyone available to transact in your behalf (SPA), I can offer you my extended service...no charge....just provide for the necessary costs. You can send the reservation fee via Western Union. Text me if you're interested (via YM or Chikka for free) at and I'll send you details.

Remortgage Experts Guild

This is a paid advertisement.

Get a remortgage even if you have bad credit.

Remortgage Guild help people get a remortgage (this is the UK equivalent of refinancing) when they have less than perfect credit. We can help by putting them in touch with someone who can give them advice and also give them a quote on a new mortgage. They can use a remortgage to switch their mortgage lender, reduce their monthly payments, free up cash (equity) in their home (since it has usually increased in value from when they bought it) and use that money to buy a car, holiday or carry out improvements to their property and therefore increase the selling price of their home.

We specialise in finding mortgages for people who are in a tricky situation with their credit. This could mean CCJs (County Court Judgements), arrears, debts, IVAs or even bankruptcy. We can help people with any of these problems. And there is no credit check.

The good thing about this is you are assessed first whether you qualify for the amount you need. Maximum loan term is 25 years. Minimum loan amount is 25,000 pounds. No obligation. No credit check.

So, for our UK friends out there who need money, why not raise your funds and lower your payments?

Jubilation East, Jubilation New Binan

Last Friday (April 13) I went to Jubilation East to take pictures, as requested by one of my buyers....it wasn't easy since picture-taking is not allowed, the caretaker told me. He said he'll ask the guard. I said it's the only way my buyers can see what they're buying since 95% of them are not in the Philippines and they are not sufficed with brochure images. I said I work online. Among all those I work with (all the sales people in our office), all of them work offline, giving leaflets, doing saturation, site manning, etc...I alone do everything online like having my website, blogging, chatting, emailing....so I help our people who are out of the country get the house/property they want/need within their financial capacity WHILE they are still abroad.

Being heard of my reason, the guard allowed me...only that when someone arrives (other site trippers) that I stop taking pictures so they will not get the impression it is allowed. Having 99% of the sales force of the real estate industry working offline, can I say that there's just a very very low chance you'd see pictures of Jubilation East online? Maybe....so feast your eyes on the 2 model houses that are erected...Nidana Elite and Maja Elegance. They are the model houses available for viewing.

But there are just too many pictures...I'll have to group them into 3, one per post...the site development, Nidana Elite, and Maja Elegance.

Since I walked from the Pavilion Mall, let me start from there...as always, you can click on the image to see the larger version.

The Pavilion Mall...right side is the Jubilation Road which starts the Jubilation Loop...

...the front of the Pavilion Mall, taken from the same spot I was when I took the previous picture...

After I went through the first building, this is where I exited...towards the entrance to the next building...I was starving so I when I saw Jollibee, I did not hesitate to eat lunch at 2PM...

...looking to the left of Jubilation Loop...that's the way to Springtime County, Villaggio di Xavier 1 and 2, then Jubilation East...so since I walked, that's the way I took...

See the tricycle station? (I crossed the street to 'building B')...

'Building A' taken from 'building B'
There's a tricycle stand with tricycles waiting to serve residents...

I went till the end of 'building B' to the supermarket, PUREGOLD...

Another shot of the supermarket...

I went out the left exit...

Parking area of Pavilion Mall...

Moving away...towards my destination...

Pavilion Motortown: if your vehicle needs fixing...

Afar off is the Springtime County which was the first pocket development with around 400 units to fully sell in less than a year!

To the left is the 17-hectare land for the Jubilation Town Center which is accessibly situated at the center of Jubilation, walkable from any pocket development. Apart from the commercial establishments, at this Center will also be the Jubilation Sports Complex and Church. The road surrounding this Center is the Jubilation Loop, which you see now my feet trod.

Afar off you can already see the houses of Jubilation East...

You can see the strong breeze...

You see the road to Springtime County and Villaggio di Xavier...That mansion you see is part of Jubilation East whose owner built his/her own design (as long as it's still asian)...

Almost there...see how wide Jubilation Loop is? It is a one-way traffic and this one goes to the Pavilion Mall...if you want to go to Mamplasan Exit you will pass under the Pavilion Mall and left towards the other side of the loop which will pass by Jubilation West 1 and 2.

Almost there...

Ahh...finally...I reached the gate...

The guardhouse...with glasswindow...

Below will be pics of different areas of the place...take note that Jubilation East is still under development. Despite that, there are many houses built already and I've heard 3 families are living there already...
