FAQ Series: Can Non-Filipinos Buy Land in the Philippines?

Answer:
Technically, yes. But he or she cannot own the land. If he/she has the money, why not? But it can never be under his/her name. What he/she can do is have the property under a Filipino's name. That would legally make that Filipino the "owner" of the land. Many foreigners would love to stay here in his/her own property. That the best he/she can do. Marrying a Filipino would also be a solution. It will be named under that natural-born Filipino citizen. Filipinos who changed citizenship can still own land in the Philippines because of the dual-citizenship law, as long as he/she is natural-born Filipino.

So if you're non-Filipino and would like to buy a haven here, why not try Jubilation East in Laguna? It's the joy of Asian living...

As a homeowner in Jubilation West, I would like to caution any buyer from Earth & Style Devt. (developer of Jubilation Homes) of the company's inefficient delivery of promised Title, especially if you plan to have the real property mortgaged to a bank. I have already paid the transfer cost to Earth and Style and I was promised it would only take 3 months at most but the process is now on its 5th month and I just kept getting excuses everytime. Add to this is I had to keep paying my amortization eventhough my bank already issued the bank guarantee. Differentiate this with the Ayala Development, e.g. Verdana...you'll get a payment holiday once your bank had approved your loan so the burden to get the deed transferred to your name is on the developer as they will not get any money from you/bank once the bank guarantee has been issued/delivered to them. So buyers, please beware!

I appreciate your comment though I'm sorry you had to undergo such plight. What block-lot did you purchase? Maybe I can ask what happened, what the situation is, of a particular unit....What is their reason?

But really, thanks for letting us know. I hope you can tell me what block-lot it is that you bought...
