Buying Real Property For Investment

Generally, or most of the time, people buy a real property because they wanted to move from renting to owning their house. Instead of collecting rental receipts without any house at the end of, say, 5 or 20 years, buying a house through a housing program can make you pay for your house in an installment basis, just like you are renting, but in the end you get the property to yourself.

One of the reasons of a real property buyer, though, is investment. He or she does not necessarily need to live within the house but he or she sees the opportunity of buying another one so that later the property can be sold at a higher price hoping to earn some out of the cash that was paid and the time that will pass. How much interest one can earn after five or ten years will depend on the market value at the time it will be sold.

The general idea is, the land you buy appreciates in value while the construction on it depreciates. Even without anyone using the house, it also has its wear-and-tear, thus, it devaluates as time goes by, whereas the land, regardless of what you do with it, like build a house on it, plant a garden, or simply let it alone as it is, appreciates its value over time. When the time comes that accessibility becomes easier to reach that land, the more the value appreciates.

There used to be hectares of land which used to be valued at 600/sqm. After a decade, when an exit to the expressway was built, it shot up to 25000/sqm. There is another place where a subdivision developer was the reason to pave the way to an exit to the expressway, the land started at 4000/sqm. After 5 years, it is already at 9000/sqm.

So if you want to buy land for investment, choose one that is not yet developed but has the possibility to be later.

Don't Let Your Eyesight Fail Your Enjoyment In Searching For The House You Are Buying


Most people who are able to buy a house are those in their 30s towards their 40s. As people age, so does their sight falters. Most of the time we don't do anything about it unless it really bothers our performance. Sometimes, for lack of finances, we neglect doing something about it, even to exercise our eyes so we don't have to wear glasses.

Having poor eyesight is not good when you are buying a house. You have to check everything before you sign the document saying that you approve the house delivered to you. You have to have clear eyesight at the time you are inspecting the house.

Some do not bother wearing glasses because of how they may look. Eyeglasses tend to make you look older, more mature. That should not be so. You can be stylish and choose what fits your facade so you can inpect the house's facade (and every detail) before signing any document that everything is ok. If you see that there is something wrong, you can complain about it and it will be fixed. If you missed it and just signed, it's already up to you to have it fixed. This is the normal process for project-based housing development.

Non-Profit Loan Consolidation Source

For the past several months, economic meltdown has been in the news as if it's a regular column or feature of the different news media around the globe. In the world of real estate, it looks like not all share the same reacting result, though.

Prices of real estate seemed to have dropped in the US but only if you have cash, then you can buy that house. It looks like less are now offering loans since Americans are having difficulty to pay. In the Philippines, we also feel the meltdown but the government somehow supports by way of government funding like PAGIBIG housing loan. The prices of houses in the Philippines may have gone up because of the economy but little by little, buyers can move forward, even little by little, even if it reaches 30 years to pay.

There are a LOT of private loan companies that appeared during the last 2 years, more than what existed 3 years ago and some say that they are also one of the reasons of America's economic decline because too many needed to loan but a great high percentage cannot pay.

What's wrong? Technically, it is the management of funds. What do you think is better? Paying large amounts in a short span of time or paying little amounts in a longer period of time? What is the difference? The longer it takes for you to pay, the higher the interest rate you are charged. Technically and normally.

Ideally, what you have in excess of your financial needs (food, rent, work expenses, school), is what you allocate for your loan payment. If you have a thousand bucks and need 60% for your needs, you don't go beyond 40% for your loan payment. If that's 400 bucks, you will have to find a loan scheme which will allow you to pay up to 400 bucks only, even if it has to take more years. Otherwise, your living will suffer.

If you have had several loans that are piling up you don't know what to do, the best is to consolidate your loans and ask for a program that will allow you to pay less in a longer period of time. Loan consolidation is the answer for that but still you have to be careful, as always. Everything must be clear to you. Don't be afraid to ask questions. You may not have any choice but go into debt but debt elimination has a solution. What we need is a debt management plan and choices and people behind to give you guidance to take the right choice.

When You Buy A House, You First Buy The Location

You can always change or remodel a house but you can never change your location where you bought your house.

It's also true with choosing a big lot over a smaller one. If you can afford a larger lot, go for it. You cannot make a small lot larger but a big lot can be halved to make two smaller lots.

I was checking on Austin, Texas for Austin New Homes. Why would I want to buy a house there (if ever)? I found my answer at http://www.bestaustinbuilders.com. (When I hear 'Texas', all I imagine is heat and a twang. But I see that can be overcome.)

The first that I learned is Austin, Texas is the "live music capital of the world." So if you love live music, you'll love Austin. A city full of life and energy, it is a home for the young at heart. A home to a complex group of people like musicians, entrepreneurs, businessmen, politicians and students blend into the Austin landscape.

Blanton Museum of Art

O. Henry Museum dedicated to the famous 19th century short-story writer William Sydney Porter, who lived in Austin and took the nom de plume, O. Henry. The museum houses memorabilia that gives us a better idea of his lives and times.

Bats of Congress . The Avenue Bridge is home to over a million-and-a-half free-tail bats between March and November each year. These bats come out in the darkness to catch insects nightly. It's an awe-inspiring sight with the sky filled with these dark creatures and the ominous sounds of flapping wings. You can find a large number of them flying around in search of food at around 8:30pm.

Zilker Botanical Garden is situated on 31 acres within the Zilker Metropolitan Park. These lovely gardens are located on the Colorado River and include attractions like a rose garden, a cacti and succulent garden, a xeriscape garden, and the Tanaguchi Oriental Garden. The garden hosts the Zilker Garden Festival in early April, each year.

Town Lake Metropolitan Park is a popular destination for hikers, joggers, cyclists, and nature lovers. This park is a vast expanse of lovely gardens and tall trees. Located along the Colorado River from Tom Miller Dam to US Highway 183, the park has a pool that is in great demand during holidays. Arboretum is a place to hang out for the whole day and shop at leisure. The center includes a playground, restaurants, park areas, and a movie theater is also located nearby.

Barton Creek Square Mall is the city’s largest mall and you can find almost anything and everything you need, right here. The mall looks stunning with a beautiful a wood and tiles interior. The mall houses some very fine brands including Eddie Bauer, Sephora, Crabtree & Evelyn, Williams-Sonoma, Coach, Sigrid Olsen, and Talbots. Anchor stores in the mall include Dillard's, Sears, JCPenney, Macy's, and Nordstrom.

Lakeline Mall is a great place to shop till you drop (also). With 150-plus stores, you are surely spoilt for choice in this place. Anchors like Macy's, JCPenney, Sears, and Dillard's and a host of other branded outlets like Bombay Company, Victoria's Secret, T.J. Maxx, Old Navy, American Eagle Outfitters and Charlotte Russe keep shopper’s happy for hours. As Filipinos are great makers of such, maybe I can establish some business in the craft world in Austin.

Austin Farmers' Market. If you want to bite into a fresh, juicy apple or buy some home-grown veggies for dinner, then, head to this downtown market. Supplies come from farms within 150 miles of the city, and include vegetables, fruits, honey, cut flowers, breads and plenty of other stuff. The farm also hosts special activities for kids, live music, cooking demonstrations, etc.

Round Rock Premium Outlets. If you are a die-hard bargain hunter (as a Filipino, yes, I am!), then, this place is paradise for you. You get the best deals on designer brands like Calvin Klein, Burberry, BCBG Max Azria, Cole Haan, Coach, Swarovski, and Calphalon, right here. At any time of the day, you will see a large number of people raiding the shelves of quality goods at reduced prices.

SoCo, or South Congress Avenue. Sure enough, the bats at Congress Avenue Bridge will thrill you…but SoCo offers you much much, more. The Avenue is now a trendy shopping hotspot with boutiques, galleries, restaurants, thrift stores, coffee shops and music clubs.

West Sixth Street is well-known for its rich and vibrant nightlife; it has numerous shops that offers art, antiques, specialty items, and many trinkets. There are several restaurants and cafes that are crowded for most part of the day. Finding a place to park could be a problem during peak shopping hours, though.

Hospitals and schools are everywhere. If you are just for a visit, there are hotels everywhere as well...why not go for an ocular inspection? :)

Things To Consider When Buying A New Home

(Don't tell me nor Dallas Fort Worth Homes you were not warned or tipped. We only want the best for buyers because the result will also be the best for us sellers. If the buyer is satisfied, the seller is on its way to satisfaction also.)

The concept is pretty much the same here except for the figures, but especially for the things to consider when buying a new home, I can say I agree perfectly.

Several Good News and One Bad News

Good news #1: Pagibig rates got lower again effective yesterday, June 27, 2007. Loans above 300k but lower than 750k is 7%. It used to be up to 500k only. Loans above 700k is 10.5%. No more 11.5%.

What does this mean? Lower monthly amortization. If your 2M loan used to be 19,996.80 for 30 years, at today's rate, it will only be 18,294. That's around 1.7k difference!

For those with 750k loan, it used to be 6,860.25 for 30 years; now it's only 4,989.83. That's almost 1.9k savings!

It seems that VP Noli de Castro will be running for the next presidential election...if he's doing our fellow citizens a favor by easing housing privileges, why not? Housing is a NEED and we still have 4M housing backlog (families in need of a house) and most are within NCR.

Good News #4: Reservations for PA Alvarez projects will be entertained up to 11:00 PM, June 30, 2007. You must bring the 3 initial documents: valid ID, May 1-31 payslips, May Meralco bill (even if it's not in the buyer's name; the address is what's important), and the reservation fee.

For OFWs or buyers out of the country, your Atty-in-Fact (who will transact in your behalf) will need to present his/her ID as well.
