Generally, or most of the time, people buy a real property because they wanted to move from renting to owning their house. Instead of collecting rental receipts without any house at the end of, say, 5 or 20 years, buying a house through a housing program can make you pay for your house in an installment basis, just like you are renting, but in the end you get the property to yourself.

One of the reasons of a real property buyer, though, is investment. He or she does not necessarily need to live within the house but he or she sees the opportunity of buying another one so that later the property can be sold at a higher price hoping to earn some out of the cash that was paid and the time that will pass. How much interest one can earn after five or ten years will depend on the market value at the time it will be sold.

The general idea is, the land you buy appreciates in value while the construction on it depreciates. Even without anyone using the house, it also has its wear-and-tear, thus, it devaluates as time goes by, whereas the land, regardless of what you do with it, like build a house on it, plant a garden, or simply let it alone as it is, appreciates its value over time. When the time comes that accessibility becomes easier to reach that land, the more the value appreciates.

There used to be hectares of land which used to be valued at 600/sqm. After a decade, when an exit to the expressway was built, it shot up to 25000/sqm. There is another place where a subdivision developer was the reason to pave the way to an exit to the expressway, the land started at 4000/sqm. After 5 years, it is already at 9000/sqm.

So if you want to buy land for investment, choose one that is not yet developed but has the possibility to be later.

You can always change or remodel a house but you can never change your location where you bought your house.

It's also true with choosing a big lot over a smaller one. If you can afford a larger lot, go for it. You cannot make a small lot larger but a big lot can be halved to make two smaller lots.

I was checking on Austin, Texas for Austin New Homes. Why would I want to buy a house there (if ever)? I found my answer at http://www.bestaustinbuilders.com. (When I hear 'Texas', all I imagine is heat and a twang. But I see that can be overcome.)

Round Rock Premium Outlets. If you are a die-hard bargain hunter (as a Filipino, yes, I am!), then, this place is paradise for you. You get the best deals on designer brands like Calvin Klein, Burberry, BCBG Max Azria, Cole Haan, Coach, Swarovski, and Calphalon, right here. At any time of the day, you will see a large number of people raiding the shelves of quality goods at reduced prices.

SoCo, or South Congress Avenue. Sure enough, the bats at Congress Avenue Bridge will thrill you…but SoCo offers you much much, more. The Avenue is now a trendy shopping hotspot with boutiques, galleries, restaurants, thrift stores, coffee shops and music clubs.

Several Good News and One Bad News

Good news #1: Pagibig rates got lower again effective yesterday, June 27, 2007. Loans above 300k but lower than 750k is 7%. It used to be up to 500k only. Loans above 700k is 10.5%. No more 11.5%.

What does this mean? Lower monthly amortization. If your 2M loan used to be 19,996.80 for 30 years, at today's rate, it will only be 18,294. That's around 1.7k difference!

For those with 750k loan, it used to be 6,860.25 for 30 years; now it's only 4,989.83. That's almost 1.9k savings!

It seems that VP Noli de Castro will be running for the next presidential election...if he's doing our fellow citizens a favor by easing housing privileges, why not? Housing is a NEED and we still have 4M housing backlog (families in need of a house) and most are within NCR.

Last Friday (April 13) I went to Jubilation East to take pictures, as requested by one of my buyers....it wasn't easy since picture-taking is not allowed, the caretaker told me. He said he'll ask the guard. I said it's the only way my buyers can see what they're buying since 95% of them are not in the Philippines and they are not sufficed with brochure images. I said I work online. Among all those I work with (all the sales people in our office), all of them work offline, giving leaflets, doing saturation, site manning, etc...I alone do everything online like having my website, blogging, chatting, emailing....so I help our people who are out of the country get the house/property they want/need within their financial capacity WHILE they are still abroad.

Being heard of my reason, the guard allowed me...only that when someone arrives (other site trippers) that I stop taking pictures so they will not get the impression it is allowed. Having 99% of the sales force of the real estate industry working offline, can I say that there's just a very very low chance you'd see pictures of Jubilation East online? Maybe....so feast your eyes on the 2 model houses that are erected...Nidana Elite and Maja Elegance. They are the model houses available for viewing.

But there are just too many pictures...I'll have to group them into 3, one per post...the site development, Nidana Elite, and Maja Elegance.

Since I walked from the Pavilion Mall, let me start from there...as always, you can click on the image to see the larger version.

To the left is the 17-hectare land for the Jubilation Town Center which is accessibly situated at the center of Jubilation, walkable from any pocket development. Apart from the commercial establishments, at this Center will also be the Jubilation Sports Complex and Church. The road surrounding this Center is the Jubilation Loop, which you see now my feet trod.

Afar off you can already see the houses of Jubilation East...

You can see the strong breeze...

You see the road to Springtime County and Villaggio di Xavier...That mansion you see is part of Jubilation East whose owner built his/her own design (as long as it's still asian)...

Almost there...see how wide Jubilation Loop is? It is a one-way traffic and this one goes to the Pavilion Mall...if you want to go to Mamplasan Exit you will pass under the Pavilion Mall and left towards the other side of the loop which will pass by Jubilation West 1 and 2.

Price increase effective April 16, 2007 by about 15%. Those who bought earlier (especially earliest) gained already and are continually gaining as the land appreciates.

Core is basically all you need for a much cheaper cost...it's best for people who have stricter budget or for those who want to have their own interior design...

...the kitchen...As I've said in some earlier posts, the developer used to put the kitchen inside the house but 95% of the time the buyers tear down their kitchen to put it outside and enclose that portion to add to the living space as a real kitchen. Having observed that, the developer decided to make it easier for the buyer...build the kitchen outside and all you have to do is enclose your area....but if you have an inner unit, there's a smaller wall to build...

Many ask what's the difference between Core and Complete...

In the previous posts of Sampaguita, both are complete, now I show you the CORE...

As you enter the front door...Sampaguita is the only model that has its interior finish painted. As with the others, Sampaguita has no ceiling nor partition...

...no ceiling...you can install heat insulation first before the ceiling so your house is cooler than usual...

We have the career women and the business women, where both groups usually comprise of mothers of less than 2 kids or none at all. And for those who got 2 or more, usually there's a nanny to watch over the kids.

Oftentimes, either you get one and lose the other. You get a job, lose the quality time you get for your family. And whoever said it's ok to have less quantity time as long as you have quality time is plain joking. Quality time depends much on the quantity and not merely on what you do with the time!

We're not rich. Not even average. So I have to do something to help my husband somehow. So he's employed (bread and butter), and I'm into real estate (obviously). But why real estate? It's the highest form of selling where I don't have to break my back bringing my product along! As long as you get the knack for computing, know your product, you can sell! Especially when you're connected internetwise!

Since I've been with the computer industry since 1985, I feel comfortable facing a monitor and developing a corn on my right wrist for holding a mouse. I've been on the net since 1995 when the internet is starting yet to have graphics. I was introduced to the net by a geek friend with a 2.4Kbps modem! The highest was a 14.4Kbps then. I couldn't browse because it was real slow so I learned to surf using Lynx which is text-based. Internet was so expensive then, like 30 hours a month would be around P500 and that's the cheapest! And being an infomaniac due to infoflooding, you got to manage your internet time wisely as well...so I learned to "surf" by email.

Then I learned how to make a webpage. Then I later got into real estate.

I was taught the traditional way of selling but I had to redesign almost everything so the business will adapt to my priorities like family and my hobbies (sure I do have hobbies!) :D

I have to work smart. And that's what I'm doing now. I'm home. Working. Listening to the news over the radio. Doing the laundry. Chatting with clients over YM. Eating lunch. Updating some pages (I just updated Vallejo Place, Cavite, Laguna since I have tripping this coming Sunday and Monday to that place. Kids just left for school. All those happened within the last hour.

A working mom, sure. But I never have to be deprived of my family, nor they be deprived of my time for them. I'm blessed! ;)

Government workers laud new Pag-IBIG housing loan rates

The Philippine Government Employees Association (PGEA) hailed the Pag-IBIG Fund’s latest cuts in housing loan interest rates as a “revolutionary move that will benefit government workers in the lower salary grades.”

PGEA President Esperanza Ocampo said that with the new interest rates, “even those who have never considered themselves capable of buying a house before will have the chance to become homeowners.”

Pag-IBIG reduced its interest rate to only 6% per annum for loans up to P300,000 and 7% for loans up to P500,000. Previous interest rates for these loan packages were 9% and 10%, respectively.

Under the new rates, the monthly amortization amounts to only P1,798.65 for loans worth P300,000 and P3,326.51 for loans worth P500,000.

“This kind of opportunity has never been available to government employees before. Even with loans from government institutions, most of them still could not afford the monthly amortizations with their salaries,” Ocampo said.

“Homeownership is now a very realistic option, considering that the amortizations are even lower than the average house rental,” she added.

A government utility worker earning P6,039 a month can now afford a P300,000 Pag-IBIG housing loan, while a public school teacher earning P10,000 can afford the P500,000 package.

The Fund’s Board of Trustees, chaired by Vice President Noli de Castro, approved the new rates last week.

The Pag-IBIG management proposed the new interest rate structure upon De Castro’s instructions to give better access to housing loans for employees who cannot afford to borrow from banks with their current income.

Ocampo commended the Vice President, who concurrently chairs the Housing and Urban Development Coordinating Council (HUDCC), “for his passionate resolve to focus on the housing needs of low-income workers nationwide.”

“This is a great non-wage benefit, and a wonderful Christmas gift for government workers,” she said. (END)

Now, PAGIBIG has upped the age limit for housing loan. Maximum now is 70 instead of only 65. So for those 59, you can still get a housing loan which you can pay off in 10 years (less 1 year assuming you're stretching the downpayment for 1 year).

FAQ Series: What Is The Difference Between End Unit and Corner Unit?

Take a look at this map which is of St. Joseph Village 10, Phase 2 where rowhouses named Sampaguita are meant to be.

Now, look for Block 11, which is at the upper right hand corner. There are 60 units. There are 10 sets of rowhouses. Five sets facing road lot 12 and five facing road lot 13. Lots 1, 30, 31 and 60 are corner units. Lots 6, 7, 12, 13, 18, 19, 24, 25, and those immediately their opposites...are all end units. Between 2 end units, like lots 6 and 7, there is a pathway where you can pass through. So, it's like a corner unit, but it's not. Corners are those at the very ends of the block.

If you will also notice, there are numbers 40 and 60 inside the unit. That is the lot area. Corners generally have irregular lot cuts while the inner (or regular) unit and the end unit will stay as planned.

Pinoy or Pinay anywhere in the globe. As long as nakatungtong pa sa Mother Earth at wala sa Mars o sa Pluto o kung saan mang lupalop pa ng universe.

What is the job description of a Referral Agent?
Let the prospect/buyer fill up the Assessment Form and put the RA's name down below where it says 'Referred By' so if the buyer fully buys, credited sa RA na yun ang Referral Fee (RF). Syempre may pa-nudge-nudge din ng RA sa buyer since most likely K nya yun (kaibigan, kamag-anak, kaklase, kasosyo, kaaway dati, etc.).

How much will an RA earn?
Well it depends, syempre, kung ano ang binili. Below is the list (so far) ng RF in Philippine Pesos:

What I can see kasi is this: halimbawa may isang buyer from Philadelphia at nakita na si Reyna Elena pala ay official RA dito at magkalapit lang sila, actually, magkaibigan pa pala...so, you know, business works better kung may face diba? Dahil ka-K mo sya, pagdating dito sa Pinas, ako lang ang hahanapin nya. E di may kita ka.

May isa pa akong request: on an UNLINED paper (white bond will do), write with a PEN (not pencil) on a SMOOTH surface (hindi yung magaspang na magugulo sulat ha), write what you expect from this program in the next 5 years. Then sign it with your official signature (yung ginagamit mo sa ID or legal docs). The more sentences, the better. And WRITE AS NORMALLY AS YOU WOULD IN script at hindi PRINT. Don't even try to make it beautiful kung tingin mo pangit sulat mo. Ok? Then scan at 300 dpi at 100% scale. Send mo rin syempre.

At bakit ko naman request yan??? Kasi, nakikita ko ang tunay na kulay ng tao sa handwriting. Gusto mo, sabihin ko pa sa yo analysis ko e. Libre! ;) Iba-iba ang tao, iba-iba rin ang level of patience, wit, emotion, etc...it's the best application form na makikita ko because I can see through.

Technically, yes. But he or she cannot own the land. If he/she has the money, why not? But it can never be under his/her name. What he/she can do is have the property under a Filipino's name. That would legally make that Filipino the "owner" of the land. Many foreigners would love to stay here in his/her own property. That the best he/she can do. Marrying a Filipino would also be a solution. It will be named under that natural-born Filipino citizen. Filipinos who changed citizenship can still own land in the Philippines because of the dual-citizenship law, as long as he/she is natural-born Filipino.

So if you're non-Filipino and would like to buy a haven here, why not try Jubilation East in Laguna? It's the joy of Asian living...

This is Santorina. It is a 3-bedroom, 2-toilets-and-baths, single attached, 80sqm lot and 76sqm floor area in St. Joseph Village 9, Langgam, San Pedro, Laguna. It is the biggest or largest house in St. Joseph Village 9. All rooms are upstairs.
